$1B Frisco Station Development Releases New Details

The 242-Acre $1 billion Frisco Station development on the Dallas North Tollway will wrap around the new Dallas Cowboys headquarters and retail complex.  Hillwood Properties and auto sales giant VanTrust Real Estate are partnering with the Rudman family, which has owned the site for more than 50 years.

Frisco Station is planned as a dense, urban-style development set to include a combination of corporate office towers, shopping and entertainment plazas, mid-rise apartments, medical facilities and other buildings.  Hillwood and VanTrust are no strangers to development in North Dallas.  Hillwood's founding Perot family developed the huge and successful Legacy business park in Plano and VanTrust is a partner in the huge Craig Ranch community being built in McKinney.  Frisco Station will be a designed to fit with the Cowboys’ 91-acre Star development, which includes the football team’s headquarters, practice facilities, an Omni Hotel, shopping center and entertainment venues.Jim Gandy, president of the Frisco Economic Development Corp., said the two projects together will ultimately employ almost 19,000 people.  Read about all the details in the article here.

Dallas Makes CNN List of Hot Housing Markets

Dallas made the CNN List of Hot Housing Markets this year with an impressive 2015 home sales forecast of +7%.

Dallas's economy remains strong during the Great Recession and continues to roll along in the recovery.  This year Dallas is one of the busiest locations in the country for office, apartment and industrial development.  The area is also highlighted by a very strong homebuilding market.  North Texas is seeing its biggest real estate boom in almost 30 years!

New Builds Are Up Nationally, But Face Challenges

New builds are on the rise nationally....and are up big in North Texas.New Construction Challenges

As builders continue to have record new home starts this year, costs and build times continue to rise. Almost half of Texas construction companies are facing the challenges of losing their workers to other, higher-paying industries.  The shortage of contractors is creating rising costs and longer build times.  In Texas, over 90 percent of construction firms reported that they faced challenges in finding workers and 48 percent reported that lost workers to other industries.  Rising demand for oilfield workers has been a major culprit of luring away construction employees over the past few years.  Read the full article here...

Mortgage Prequal v/s PreApproval - all the same....right?

Here is a question that we do get from time to time.... from both Sellers & Buyers:

A Mortgage PreQualification or PreApproval - pretty much same thing... right?

..... So we asked Derek Altoonian of the Marcel Deitrich Team with WR Starkey for their explanation....

So… what’s the difference between a Pre-Approval versus a Pre-Qualification and why does it matter?  In simply terms, the main difference between a pre-approval and a pre-qualification:  income and asset documentation.

A pre-approval means that the loan officer has pulled credit, and collected enough information to fill out a mortgage application to form the details of the loan to purchase a new home. Additionally, a buyer has furnished paystubs, tax returns, and asset statements that show their viability to be approved for a mortgage. We have even gone so far as to underwrite the borrower without a potential address to make sure that there are no “surprises” when the borrower’s “dream home” is found.

A pre-qualification is when a loan officer pulls credit to see if the buyer has a qualifying credit score, and gathers enough information through a verbal interview with the buyer to fill out a mortgage application to see how much buying power your client has. There is often zero documentation with a pre-qualification.

We believe the Pre-Approval is, obviously, much more meaningful to sellers in today's marketplace.  The more thorough analysis of the buyer’s income, assets and credit ensures the greatest chance that the pre-approved buyer will fund on the purchase.

House Prices.. Stabilizing...?

Not Likely Yet.......... 

 

According to the latest Case-Shiller Report, last month, Dallas has seen the lowest gains since last fall. That said, it is not yet time to cry out that the sky is falling....we are still hovering at about a 1.8 month supply of homes in Frisco, 2.1 in McKinney, 2.4 in Little Elm, & 4.1 in Prosper  (2.1 in Collin County & 2.6 in Denton County)!  This inventory demand continues to fuel unprecedented (at least for our area) price competition....  We are starting to see some areas with days on market slowing ticking up; likely as sellers over estimate values based on the pace of the market, but until we see great balance in demand, an end to this run is not likely.
