Dallas Tops List of Best Real Estate Markets in 2018

Housingwire.com's 2018 forecast of the best Real Estate Markets in the US includes only 1 California city!  Viva Las Vegas for the number 1 spot! 

To prepare the list, REALTOR.com analyzed the economics, home sale data, new home & builder activity, & population trends to predict the top 10 markets in 2018 in the United States. 

Our very own Dallas TX real estate market is predicted to take the number 2 spot!  REALTOR.com believes that Dallas, with a median home price of $339,300, will enjoy a 6% increase in sales & 5.6% increase in price.

DFW Heats Up REALTOR.com's Hottest Zip Codes

By now it is no secret that Dallas & Fort Worth real estate dominated national news in 2016, but according to REALTOR.com, Texas holds an overwhelming majority in the top searched zip codes on their national website.

TX real estate's "hot market" factor has earned TX cities 18 of the top 20 spots, with the entire top 10 list being from TX!

North Texas eats up the entire top 10 with Dallas suburbs taking 6 spots!

So why all the love?  For starters, keep in mind we are talking a geographic area the size of Connecticut & Rhode Island combined!  Likewise, this list only factors REALTOR.com's searches.  Other websites, like Zillow.com, are much less accurate (in many cases by more than 20%) in our non-disclosure state. 

And those Waco spots?  Well, according to one REALTOR.com article, a great deal of that search may simply be attributed to the wildly popular Chip & Joanne Gaines' TV show "Fixer Upper"!

It will be interesting to see how this list compares to other national websites stats!

Storm & High Winds Take Down Frisco TX Silo!

I have talked about the Frisco TX;s unique silos previously.  Unfortunately, in a storm today, one silo fell to the wind!  It appears that high winds took the silo off its foundation! 
Here is to hoping that Frisco is able to move forward on a project with the existing space that will continue to bring value to our great city!

Home Sales Bounce Back Despite Low Inventory

  • December saw the highest month-over-month increase with existing Home Sales up alomost 15% over November.
  • The National Pre-existing Home Inventory remains below the historic norm with only a 4-months supply.
  • Year-over-year price gains continue with a 7.6% increase.

Real Estate News: November Home Sale Drops

The National Association of REALTOR has recently published their latest report on existing homes sales for November (likewise, they revised their October numbers).  The most recent report Existing Home Sales offers that preowned home sales:

“…fell 10.5 percent to a seasonally adjusted annual rate of 4.76 million in November (lowest since April 2014 at 4.75 million)…”   The report reflects that November was the slowest in 19th months for existing home sales.  This was displayed in a 10.5% decrease in month-over-month sales. 


While there are still many hypotheses for the reasons of the drop, many industry insiders are placing a large portion of the blame on real estate’s adjustment to the latest changes in mortgage lending laws.   With these adjustments, the industry has seen an overall increase in the amount of time it takes to close a traditional loan.

The numbers may seem miniscule on paper, the three day average increase reflects a whopping 15.7% of available banking days in November.  Traditionally, most homes close in the last 3-days of the month, as such even a 2-3 day average increase “pushes” closings into the following month. 

When we compare both written contract volume & anecdotal experience from the industry, most indications are that the sales are not lost.  December reporting will be critical to see if the decrease was simply due to delay, or if November's numbers are a foreshadowing of a deeper market shift.

Continued Drop in Distressed Home Sale Prices

In the latest Existing Home Sale Report from the NAR (National Association of REALTORs), the NAR is reporting that less than 6% of the national market represents distressed sales.  This is a sharp decrease from 2014 reporting at 9%. At their most recent peak, distressed property sales represented a full 35% of all national real estate sales.  6% represents the lowest figure since 2008, when the NAR began tracking this metric. 

Existing Home Sales continue steady, with year-over-year sales up 3.9%.  Likewise, inventory remains low at approximately 4.8-months supply, versus a balanced market at 6-months.  The national median home price has seen an increase of 5.9% to $219,000.  It is important to consider, that the sharp increase in median price, at least for many markets, represents a regaining of previously lost sale prices.

Why Correct Pricing is Key

How many times have you as a buyer, seller, home owner, or real estate pro witnessed a house that seemed to linger a little longer than the neighbors, then undergo a modest price drop and -boom- full price offer, or better yet (at least for the seller) multiple offers?  There is no better anecdote for the power of proper pricing than this classic scenario.

Proper pricing placement is critical to positioning a home in the market. Even a home slightly overpriced will often go "unnoticed" by buyers in the market, despite a seller's likely willingness to negotiate a less than full list-price contract. According to the National Association of REALTORs, pricing a home 10% over market value eliminates up to 70% of the "buyer pool" willing to look at the home.  As such, proper pricing or a well timed price reduction, can assist in positioning a home where the market is most likely to react.
