Fastest Growing Cities in US - Deep in the Heart of TX

by Christie Cannon

Texas holds 5 of the top 15 fastest growing cities (for towns with populations in excess of 50,000).

Frisco continues to top the charts with 6.3 percent growth in 2015.  This continued growth places Frisco as the 4th fastest growing city in the US (by percent growth). Here in Texas, we find a new trend in the fastest growing cities, as we continue to see outward pressure from city centers drive suburban economic growth. Other "Burbs" to make the chart here in TX include (in order of ranking): Georgetown, New Braunfels, Pearland, & Frisco.  College Station was the only non-traditional suburb to make the list!

DFW growth brought almost 80,000 to the area last year

by Christie Cannon

In one of Steve Brown's most recent articles with the Dallas Morning News, Mr Brown does an excellent job of boiling down some of last year's census numbers into easy to digest numbers.  Between mid 2014 & mid 2015, the DFW area saw in increase of approx 78,000 people to the area.  Collin, Denton, & Tarrant counties led the way with 20K, 19K, & 18K people new to the area!  This equates to approx 6,500 people per month coming in the area!

This influx of new folks to the DFW area continues to highlight a growing struggle between rising housing costs, a lag in new construction, & low pre-owned home inventory

Storm & High Winds Take Down Frisco TX Silo!

by Christie Cannon

I have talked about the Frisco TX;s unique silos previously.  Unfortunately, in a storm today, one silo fell to the wind!  It appears that high winds took the silo off its foundation!
Here is to hoping that Frisco is able to move forward on a project with the existing space that will continue to bring value to our great city!
Best of luck & prayers to any one affected by the storm.

Experts weigh in on low inventory

by Christie Cannon

Keller Williams Frisco - Housing Supply

The most common questions that I am asked over the last month relate to the continued decline in the inventory of pre-owned houses on the market.  While the last 30-days have seen an increase in supply, we still remain well below historic levels.

Natioanl experts have been weighing in on the lack of supply & the future of inventory in 2016:

Calculated Risk:

“Low inventory is probably holding down sales in many areas.”

Capital Economics:

“A lack of housing inventory continues to drive developments in the market. As demand has slowly recovered, low inventory levels have weighed on home sales.”

Frank Nothaft, Chief Economist for CoreLogic:

“Many markets have experienced a low inventory of homes for sale along with strong buyer demand... These conditions are likely to persist as we enter 2016.”

Doug Duncan,Chief Economist at Fannie Mae:

“Several factors point to constrained housing affordability in 2016, particularly for first-time home buyers, including slow single-family supply response and limited inventory of starter homes on the market.”

Lawrence Yun, Chief Economist at NAR:

“Sparse inventory and affordability issues continue to impede a large pool of buyers’ ability to buy, which is holding back sales.”

While real estate is hyper-local, the national trends support what we have been seeing in our local market.  Buyer demand continues to out-pace supply in many areas & at many prices.

DFW housing continues despite oil & gas concerns

by Christie Cannon

Corporate growth & an influx of out of state buyers continue to sustain North Dallas' housing market growth.  Steve Brown of the Dallas Morning News wrote an excellent article expressing the positives of North Texas' continued growth, as well a continued concern of both buyers and builders with regards to the climbing prices.  With the full impact of corporate relocations (Toyota, State Farm, Charles Schwab, JPMorgan Chase, etc) not yet fully realized, the housing market is not likely letting up for the foresee able future.
