Frisco's MLS March Market Numbers!

by Christie Cannon

The MLS just released the preliminary Frisco numbers for March 2014 & WOW!

  • March-to-March listing down -21.3%
  • Year-to-Date listings down -13%
  • March-to-March closed sales down -12.8%
  • Year-to-Date closed down -3.6%
  • March-to-March Listing Under Contract down -25.2%
  • Year-to-Date Listings Under Contract down -12.5%
  • March-to-March Days on Market UP +0.7% = 51 days.
  • Year-to-Date Days on Market down -12.9%
  • Month’s Supply of Inventory down 32.9% to 1.5 months supply
  • YTD Price is up +12.5% Average & +16.5% Median Sales Prices
  • Percent of Original List Price Received YTD is 96.4%

A couple of things that stand out to me…

  1. WOW – inventory is low!
  2. See #1
  3. The huge discrepancy between March-to-March numbers v/s the YTD may be explained by not only changes in market but also (to a degree):
    1. March numbers include some estimates/projections
    2. Weather factors were big this spring – which often affects buying cycles (moving them sooner &/or later in a year)
    3. More purchases are occurring outside of the MLS – New Builds, some “Hip Pocket Listings”, etc
    4. ** While a 1.5 months supply of homes clearly indicates a strong seller’s market, dare I say, there are still some sellers who may be over estimating their home’s position in the market or the market’s strength – which is reflected in an average sale with a Percent of Original List Price as 96.4%, which does NOT reflect seller paid concessions – and an increased number of days on market (I am proud to say that The Christie Cannon Team averaged 20 Days on Market with over 98% of Original List Price).

Have questions on how this market may affect you or your family's real estate goals?  Have questions about how your city, area, or neighborhood is doing?

Tis the Season - for Protesting your Property Tax Value

by Christie Cannon

The season is almost upon us.... property tax protest season!  So what do you do when that envelope arrives & your value went sky high?  You do have the opportunity & option to contest/protest your tax value.  Despite what some may lead you to believe, it is not a terribly difficult process.

While counties do have variations, tax protests start about May 1st.  While most counties offer easy steps & explanations to the process, the how & why a value was derived still leaves many of us wondering.

Once again Texas A&M's Real Estate Center  has come to the rescue in this month's Tierra Grande, offering a wonderful article on the detai ls of the Property Tax Protest & Appeal!

You can find the article on their website - http://recenter.tamu.edu/pdf/2062.pdf

Rising Interest Rate Predictions

by Christie Cannon

Everyone knows it is coming.... but no one really agrees on exactly when or where they may end up...

Recent surveys on major retail real estate websites already cite rising interest rate fears as buyer number one concern  (with low inventory closely behind).  Below is compiled some of the major real estate institutions predictions for 4th quarter 2014.

1.8 Interest Rate Projections

An interesting point on these predictions is that the typically rosy prediction from the National Association of Realtors (NAR) is significantly higher than Fannie & Freddie, and more inline with the traditionally conservative Mortgage Bankers Association.  Towards the tale end of last year, NAR actually predicted rates to be closer to 5.4%/5.5%.

While rates have remained at historically low prices - and yes  we now scoff at our past excitement at refi-ing below 6.5%, - when it comes to a buyer's purchasing power, the relative effect of the interest rate is profound

McKinney's Westridge ranked in top 50 in US!

by Christie Cannon

Nationally acclaimed John Burns Real Estate Consulting ranked the top 50 Master-Planned Communities in the US.  McKinney's own (and ever growing) Westridge ranked among the elite of this list. While TX accounted for a whopping 1/3 of the communities listed, Westridge was the only greater Dallas suburb to make the cut!  A renewed interest in large master-planned communities in our area has resulted from stronger buyer confidence, low pre-owned inventory, renewed investor confidence, & a new-home contruction boom.  With communities such as Celina's Light Farms & Frisco's own Phillips Creek Ranch.... perhaps 2014 will see more North TX communities making the grade.

To the many New Kids on the Block - Welcome to Texas!

by Christie Cannon

Chances are if you are not the new kid on your block, then your next door neighbor is....

In 2013 (measured July 2012 - July 2013), Texas led the nation in state-to-state migration edging out California by about 14% (about 2x the national rate)!  This is Texas' 8th year straight as the leader in population growth.   The US Census Bureau just released an estimate that 1.3 Million people moved here since 2010.

While many factors likely played a role, it certainly doesn't help that Texas out performed the national in job creation by approximately 2:1!

Many (if not most) home-buyers currently looking for houses have seen the effect of this growth, combined with the lingering effects of the past few years economies, resulting in very low inventory (much to home-builder's delight).  The tight inventory of pre-owned & new homes continue to drive & maintain prices above historical growth.

If the state's migration trend continues as predicted (even at a diminished rate) & we continue to see populations move from rural to urban & suburban areas, it is likely that all residents will feel the continued growth more & more in our daily lives as state & local leadership are faced with increased challenges from water usage & traffic.  Fortunately, may experts believe that between a stronger economy, stricter financing, & some very hard lessons's learned, Texas is not as likely to return to the boom-bust cycle we suffered in the 1980's.

McKinney, TX - The Year’s Most Searched ZIP Codes on REALTOR.com

by Christie Cannon

Each year Realtor.com tracks the most searched zip codes in the nation... every year North TX commands a spot or two.  This year, Realtor.com's list of top 5 zip codes counts McKinney TX as number 2!

Named by CNN's Money magazine in 2012 as a Best Place to Live in America (for the 3rd time), and the seat of government for Collin County... McKinney's popularity is no secret.  Lightly rolling terrain, mature trees, extensive green-spaces, parks, & the award winning Heard Museum & Wildlife Sanctuary certainly help make McKinney Unique by Nature.

You can view the list full & article here. With all that McKinney has to offer, the city's recognition is very well deserved.

Congratulations to both Frisco & McKinney!  Seems the rest of the nation is learning what we already know...

Movoto.com conducted a recent study of the top 100 Mid-Sized cities based upon Cost of Living, Unemployment Rate, Median Income, Crime Rating, School Quality, & Number of Homes for Sale per Capita.

The Top Ten:

  2. McKinney, TX
  3. Cary, NC
  4. Pembroke Pines, FL
  5. Cape Coral, FL

  8. Sioux Falls, SD
