Green Meadows in Celina TX

Celina TX's explosive growth is expected to continue well past 2016 with one of their latest large master planned communities with Green Meadows.  This latest 1,400 acre community by Tomlin Investments is expected to be over 4,500 single-family homes once completed.  Amenities are planned to include multiple swimming pools, community gardens, dog park, playgrounds, walking trails, sand lot volleyball courts, a massive outdoor grilling area with a fire pit, a $4.5m amenity center, and even an in-community day-care (expected to arriving in phase III). 

Dallas Morning News reported the developer as expecting to be approximately 90 days from starting.  Dan Tomlim (of Tomlin Investments) offered to Steve Brown of DMN that while builders have not yet been expected, they are forecasting a target starting price of about $350K.  

The community boasts a premium location approximately 10 miles north of 121 fronting Legacy Rd, just west of the Tollway & south of the expanding Collin County Outer-Loop.

Fastest Growing Cities in US - Deep in the Heart of TX

Texas holds 5 of the top 15 fastest growing cities (for towns with populations in excess of 50,000). 

Frisco continues to top the charts with 6.3 percent growth in 2015.  This continued growth places Frisco as the 4th fastest growing city in the US (by percent growth). Here in Texas, we find a new trend in the fastest growing cities, as we continue to see outward pressure from city centers drive suburban economic growth. Other "Burbs" to make the chart here in TX include (in order of ranking): Georgetown, New Braunfels, Pearland, & Frisco.  College Station was the only non-traditional suburb to make the list!

Ok, so maybe this isn't the most fun topic for the spring; especially after another season of flash flooding & huge rains, but it wasn't that long ago when our lakes & lawns were suffering under long drought.

DFW growth brought almost 80,000 to the area last year

In one of Steve Brown's most recent articles with the Dallas Morning News, Mr Brown does an excellent job of boiling down some of last year's census numbers into easy to digest numbers.  Between mid 2014 & mid 2015, the DFW area saw in increase of approx 78,000 people to the area.  Collin, Denton, & Tarrant counties led the way with 20K, 19K, & 18K people new to the area!  This equates to approx 6,500 people per month coming in the area! 

This influx of new folks to the DFW area continues to highlight a growing struggle between rising housing costs, a lag in new construction, & low pre-owned home inventory

Storm & High Winds Take Down Frisco TX Silo!

I have talked about the Frisco TX;s unique silos previously.  Unfortunately, in a storm today, one silo fell to the wind!  It appears that high winds took the silo off its foundation! 
Here is to hoping that Frisco is able to move forward on a project with the existing space that will continue to bring value to our great city!

Home Sales Bounce Back Despite Low Inventory

  • December saw the highest month-over-month increase with existing Home Sales up alomost 15% over November.
  • The National Pre-existing Home Inventory remains below the historic norm with only a 4-months supply.
  • Year-over-year price gains continue with a 7.6% increase.

Real Estate News: 5 Real Estate Trends in 2016

Realtor.com & the National Association of REALTORs just posted their predictions for the top 5 industry trends in 2016.

 

  • A Return to Normal for Real Estate

In the words of Skywalker, "it will bring balance to the force."  While sales will continue strong, most markets will see a return to the more modest gains that are reflected in a balanced (& more sustainable) market.

  • Generational Data Supports Strong Selling Season in 2016 
In 2015, Millennial buyers represented almost 1/3 of home purchases.  This trend is expected to continue in 2016; as well as an expected return of financially recovering Gen-Exers & Baby Boomers.  According to the NAR, Gen-X buyers will be entering their "prime earning" years, just as Baby Boomers are tradtionally seeking to down size &/or relocate for retirement.   • Builders will Transition to More Affordable Housing
As balance returns to pre-existing home sales and credit availability improves for first-time buyers, builders will see more attractiveness in building products to fill these niches.  Likewise, with the increased capital in the market from 2015, the direction of growth is already trending to the "out-skirts" of traditional suburb areas where land prices are more affordable.
 
  • Interest Rate Rise Will Affect the Higher-Price Markets
The FED has already increased interest rates this past month.  Additional increases are expected in 2016, with mortgage rates predicted to rise up to 60 basis points. As the rate increases, affordability will drop.  In areas where the move-up buyer is a significant part of the market, even a small "affordability" drop can have significant affect.
 
  • Rents Will Continue Their Rise (in some areas meteorically)
In more than 85% of market areas, the average rent to income ratio already exceeds 30%.  Demand aside, increases in property taxes & tax valuations result in double digit rent growth as those cost are passed from landlord to tenant.
